The fee does not include the following items:

• Professionally finished presentation material such as models, videos or perspectives.
• Fees for consultants such as Building Services Engineers (not usually required), Quantity Surveyors, Energy Rating Assessment , Land Surveyors and Structural Engineers.
• Preparation of Town Planning Application, which will be charged at an hourly rate of $90 per hour.
• Garage design.
• Any design changes incur an hourly fee. Most design changes can be made simply and do not take a lot of time to incorporate.
• The cost of all external photocopying, couriers air freight and photography.
• Any fees, taxes, levies or charges paid to local council or other authorities.
• The cost of advertising to meeting town planning application requirements, including required priority paid mail.
• Preparation of submissions or attendance at appeals.
• Travel and accommodation costs
